Condominium Owner’s Association Overview

 

Under the North Carolina State Law, the Vistas at Banner Elk is a “COA”. The town of Banner Elk will maintain the city’s road up to Building #7, all underground storm drainage, fire hydrants and municipal water/sewer. The COA will be responsible for maintaining access roads and parking lots from mowing, landscaping, entrance sign and “Common Area Maintenance” (CAM), in general. In addition, the COA will be responsible for the building exteriors. The quality low-maintenance construction material utilized for the buildings exteriors will minimize long-term maintenance cost. The concrete curb and gutter, underground storm drainage and material selected for building exteriors and much more, were all at additional cost to the developers in order to minimize the COA monthly dues. At closing, a $1,000.00 capital contribution will be collected in order to fund the COA financial requirements. The assessments are typically the lowest in the High Country every year.
